Four (4) Point Home Insurance Inspections
After Hurricane Andrew hit Southwest Florida in 1992, Insurance Companies in Florida have been trying to encourage home owners to make their homes safer and reduce insurance claims. Many of the insurance companies and JUA (Joint Underwriting Association) now request Four Point Inspections, which often include, but not limited to:
1. Roof Inspection
2. Electrical Inspection
3. HVAC (Heat & Air Conditioning)
4. Plumbing

We exclusively use the approved Citizens Insurance Inspection Form that has been adopted by every insurance company to date. This form provides short, direct responses to all of the questions needed to satisfy the insurance industry. The form also is uniform and direct to help the insurance brokers keep the process moving. The approved Citizens Insurance inspection forms are available to all Natonal Association Certified Home Inspectors ( NACHI ).
What is the cost of a Four Point Inspection?
The starting cost of a 4 Point Inspection is $139.00 and is generally based on the size of the home by square feet and the age of the home and location.
What are they looking for in the inspection report?
They are generally looking for most systems in the four point inspection to have been updated to current standards and are in good condition. The 4 point inspection is a tool for them to evaluate your homes condition on the four points.
Are there special forms?
Some insurance companies in Florida have forms that may be used for at least one of the 4 points (Electrical). In this particular form they have ask about the age, type and certain elements of the electrical system, which may have high claim ratios. We exclusively use the approved Citizens Insurance Inspection Form for all four inspection areas. This helps move the procees along by using a certified home inspector that can do ALL four of the required inspections at one time.
Who can perform this four point inspection?
Can I fill out the paper work myself?
The Florida Insurance Companies prefer to use qualified Inspectors to complete the 4 point inspection. They able to provide a professional opinion to the four areas inspected. A home owner can not fill out the four point inspection form themselves.
Do I have to do the four point inspection?
I have heard reports of hardships maintaining coverage and or acquiring new insurance in Florida due to the four point inspection. Some Insurance providers will not cover you anymore without the 4 point inspection. Coordinating all these Trades Professionals sounds Costly. If you hired all four trades to perform the inspection, it would get very expensive. We exclusively use the approved Citizens Insurance Inspection Forms to satisfy most interests of insurance companies quickly, efficiently and cost effectively to offer the inspection at a reduced cost to you.
I'm buying a home in Cape Coral. Can I use this as a less expensive pre purchase home inspection?
No. This four point inspection is not intended for use as a pre sale or pre purchase comprehensive home inspection. It is geared for your insurance needs only. The 4 point inspection will not contain the type of information you may need to make an informed buting decision for your home purchase.
